Are you planning on updating your Monterey County rental property? If so, even though rental property renovations can seem overwhelming at first, they are a lot easier than you think, especially if you follow these tips.
Tip #1 – Renovate the Kitchen and Bathrooms First
Since most people spend a lot of time in either their kitchen or bathroom, you should focus on updating these areas in your rental property first.
Cabinets – When updating the kitchens and bathrooms you don’t have to spend a lot of money on new cabinets, just sand, refinish and add new pulls or handles to update the look of the cabinetry.
Don’t forget to add extra shelves to cabinets! This is important because most rental properties are shelf poor and this can lead tenants scratching their heads as they wonder what they will do for shelving.
Flooring – Use the same flooring in the kitchen that you use in the bathroom since buying in bulk will save you money.
Tip #2 – Renovate the Closets
After renovating the kitchens and bathrooms in your rental property the next thing you should do is renovate the closets in your rental property.
The closets are an important selling feature in any rental because a prospective tenant wants to know that they will have plenty of space to store their stuff.
Tip #3 – Scrape the Popcorn Ceilings
If your rental property has “popcorn” ceilings it’s best to spend some renovation money on scraping those ceilings and repainting them.
This tip is important because the popcorn ceilings can really date a rental property and hurt your property value so if you’ve been putting it off for a while it’s best to take care of those ceilings now especially if you plan on selling your rental in the future.
